  • We are not a booking platform and do not operate as Airbnb, Booking.com, or similar OTAs.
  • Our role is management & optimization on behalf of property owners.

2. Eligibility

By using our services, you confirm that you:

  • Are at least 18 years old
  • Own or are legally authorized to manage the rental property
  • Can enter into binding contracts under applicable law

3. Fees & Payment

  • Service fees are outlined in the agreed contract or pricing plan.
  • A setup fee per property applies (unless otherwise stated).
  • Monthly service fees are billed in advance.
  • Additional performance-based or commission fees may apply if agreed in writing.
  • Failure to pay may result in service suspension.

4. Client Responsibilities

  • You are responsible for ensuring that your rental property complies with all local laws, licenses, and tax obligations.
  • You must provide accurate property information, access to OTA accounts, and timely communication.
  • You remain the legal host/owner of the property on all platforms (Airbnb, Booking.com, etc.).

5. Limitation of Liability

  • SmartRentals.AI acts as a service provider and cannot guarantee a specific occupancy rate, revenue, or profit.
  • We are not liable for:
    • Cancellations, damages, or disputes between you and guests
    • Platform outages or technical failures (Airbnb, Booking.com, etc.)
    • Loss of income due to circumstances outside our control (force majeure, regulations, pandemics, etc.)
  • To the maximum extent permitted by law, our liability is limited to the total fees paid to us in the last 12 months.

6. Intellectual Property

  • All content on www.smartrentals.ai (texts, designs, graphics, branding) is the intellectual property of SmartRentals.AI.
  • You may not copy, reproduce, or distribute our content without written consent.

7. Data Protection

  • We process personal data in accordance with our Privacy Policy.
  • By using our services, you consent to such processing.

8. Term & Termination

  • Contracts have a minimum duration (as per chosen plan: 12 or 24 months).
  • Either party may terminate with written notice in accordance with contract terms.
  • Early termination fees may apply if specified in the agreement.

9. Governing Law & Jurisdiction

  • These Terms are governed by the laws of Georgia
  • Any disputes shall be resolved exclusively in the competent courts of Georgia
